Understanding Commercial Water Damage Restoration
Water damage can be devastating for any business. Whether it's caused by a burst pipe, heavy rainfall, or a malfunctioning sprinkler system, the impact on daily operations, property, and finances can be significant. Commercial water damage restoration is a critical process to minimize downtime, restore the property, and prevent further issues such as mold growth or structural damage.
Common Causes of Commercial Water Damage
Plumbing Failures: Leaking or burst pipes are among the most common causes of water damage in commercial properties. Aging infrastructure and improper maintenance can exacerbate this issue.
Severe Weather: Heavy rains, hurricanes, and floods can infiltrate buildings, particularly if there are weaknesses in the roofing or foundation.
HVAC System Malfunctions: Commercial HVAC systems that are not properly maintained can lead to water leaks, especially if condensation drains become clogged.
Sprinkler System Failures: Faulty or triggered sprinkler systems can cause significant water damage in commercial buildings.
Steps in the Water Damage Restoration Process
Emergency Response: Time is critical when dealing with water damage. A prompt response helps reduce damage, costs, and risks to health. Professional restoration teams are often available 24/7 to address emergencies.
Inspection and Assessment: Restoration experts assess the extent of the damage using advanced tools such as moisture meters and infrared cameras. This step is crucial for creating a tailored restoration plan.
Water Removal: High-powered pumps and vacuums are used to extract standing water quickly and efficiently. This prevents further damage and speeds up the drying process.
Drying and Dehumidification: Specialized equipment, including industrial dehumidifiers and air movers, ensures that moisture is thoroughly removed from walls, flooring, and furniture.
Cleaning and Sanitizing: Water damage often introduces contaminants. Restoration teams clean and disinfect the affected areas to ensure the space is safe for occupancy.
Restoration and Repairs: The final step involves repairing or replacing damaged structures and materials, such as drywall, flooring, and electrical systems. This ensures the property is returned to its pre-damage state.

Clean up your act
Business fires can result from a number of things, including the accumulation of combustible clutter and hazardous chemicals like oil and paint thinner. Keep combustibles and hazardous materials out of your business by doing regular cleanups before accidents happen.
Keep an eye on areas that could produce a fire hazard, such as storing flammable chemicals in hot areas like the kitchen or near other flammable objects, like paper towels.
Keep combustible materials at least 18 inches away from heat sources like stoves.
When using harmful chemicals, be sure to wear gloves and a lab coat that is free of holes or tears.
Rebound with proper fire safety practices.
After refurbishing, go over the following fire safety tips to ensure continued protection for your employees and building:
Keep your eyes peeled for faulty electrical wiring, which is a common cause of office fires.
Install fire sprinkler systems to cover entire floors in case of fires.
Make sure your employees know where the exit routes are and have regular fire drills for employees to practice evacuating.

What to do if your business has a water damage:
Identify the source of water damage. Water leaks and intrusions can happen in many places. Some common areas to check are pipes or holes in your roof or walls. You can also work with a local plumber to help identify the source.
If necessary, shut off the water main. If you have a leaking or burst pipe, shut off the water main to prevent more damage.
Immediately contact your insurance company.
Notify your insurance company about the water damage as soon as possible. It’s a good idea to also document the damage with photos.
Find a restoration team. You can work with your insurer to find a company specializing in commercial water damage repair. If there’s extensive damage, there may be an emergency service for water extraction or mold remediation available for your business.

The negative effects of smoke and soot get worse every hour after the firefighters put out the fire; in several weeks, some of them are already irreversible. This is why delaying with fire damage restoration substantially drives its costs.
Keep in mind that trying to clean up the fire damage on your own to save precious time is not a good idea either. Entering the affected structures without specialized protective equipment may be dangerous. Moreover, wiping or cleaning residues you can smear them, so you will make matters worse.

A burst pipe in a commercial building can cause damage on a grander scale compared to a pipe that bursts in a residential home. Protect your business by learning what to do if a pipe bursts in your commercial building.
Prevention
The best remedy for a burst pipe is not to have one happen at all. Make sure pipes in unheated or outdoor areas are adequately insulated. Inspect pipes regularly for cracks and small leaks, and don’t ignore them. Small leaks can waste hundreds of gallons of water, and if left undiscovered, destroy carpets, floors, drywall, and electronic equipment.
It’s critical to address a burst pipe immediately. Know where your water shut off valves, electrical box and water heaters are before an emergency. In case of a burst pipe, shut off the water and the electricity to any affected part of the building. Turn on faucets and flush toilets to drain pipes and relieve pressure. If hot water is leaking, turn off the valve of the water heater and any hot water heating systems to keep them from running while empty, as this could damage the systems. Remove electronics and other furnishings that are in danger of water damage and evacuate affected tenants until the problem is resolved. Commercial Water Intrusion
12/8/2020 (Permalink)
Commercial water damage may go undetected longer than residential damage. It is also often more complex due to the size of commercial buildings. If the cause of water damage is caught early on most problems can be prevented.
A leaky roof can damage to the ceiling, cause mildew or mold damage and can also compromise the integrity of the structure. Make sure windows are properly sealed.
Inspect HVAC system for wear. Check foundation for cracks and proper drainage. Sprinkler systems should be inspected regularly for leaks or moisture.
Check the foundation of the building for any cracks that may be letting water in. Be sure there is adequate drainage sloping away from the structure.
One of the most common effects of water damage in commercial buildings is mold and mildew build-up. It only takes 24-48 hours of exposure to water damage before these dangerous microorganisms start growing.
When your commercial property has been affected by water damage call the professionals right away. SERVPRO of Benicia/Martinez/Southeast Vallejo is here to help.

Does your business need a thorough cleaning and disinfecting?
5/11/2020 (Permalink)
SERVPRO of Benicia/Martinez/Southeast Vallejo can help.
We will develop a plan to determine what needs to be cleaned and how the areas will be disinfected.
Frequently touched surfaces and objects like light switches and doorknobs will need to be cleaned and then disinfected to further reduce the risk of germs on surfaces and objects.
Cleaning refers to the removal of dirt and impurities, including germs, from surfaces. Cleaning alone does not kill germs. But by removing the germs, it decreases their number and therefore any risk of spreading infection.
Disinfecting works by using chemicals, for example EPA-registered disinfectants, to kill germs on surfaces. This process does not necessarily clean dirty surfaces or remove germs. But killing germs remaining on a surface after cleaning further reduces any risk of spreading infection.
Carpets and upholstery can be cleaned using an EPA approved disinfectant and hot water extraction.
If you would like to schedule a cleaning of your business give us a call at 925-372-7234
Commercial Properties
1/23/2020 (Permalink)
Commercial real estate office properties include single-tenant buildings, small professional buildings, skyscrapers, and everything in between. Buildings are classified into three categories: Class A, Class B, or Class C.
Class A buildings are often newer buildings but may be old buildings that have been extensively renovated. Class A buildings are usually in prime locations with good access and are professionally managed.
Class B buildings are usually well-maintained and well-managed, but infrastructure may need some capital investment. They are often targeted by investors, because while they may be older, they have the potential for a high return on investment through renovation and improvements.
Class C buildings are older and often in need of extensive renovation and updates. They usually have lower rental rates to compensate for the lower quality office space. Class C buildings are often vacant longer than higher-classed buildings and can be targeted for redevelopment opportunities.
Office space in commercial real estate is not restricted to metropolitan areas; suburban office buildings dot the landscape everywhere there are residences to support them. These buildings are usually mid-rise structures, located outside the city center and into the suburbs. Office complexes are also included in this category of commercial real estate.
Using Backup Generators
10/28/2019 (Permalink)
Choosing the Right Backup Generator - Business Owners
Identify essential systems and equipment – What do you need to keep your business operating?
Some systems may only be needed during business hours, such as lights, computers, ventilation system, and other office equipment. Other systems and equipment may need to operate continuously such as alarm systems, refrigerators and freezers, sump pumps and sprinkler systems.
Choose the generator’s fuel source
Backup generators are typically powered by either diesel fuel or natural gas. Talk with your utility company or another informed consultant who knows what kind of generator may be needed based on the building’s specifications.
Choose the generator’s size
Generators must be sized to either handle the full electric load of the building, or with an automated or manual transfer switch to prevent the generator from overloading.
Determine any utility requirements or building codes
Before you purchase or rent a generator, ask your utility company and local building departments if they have regulations that govern the use of emergency power equipment. Generators should be installed by qualified technicians in accordance with all regulations and codes.
Emergency Plan in the Workplace
10/3/2019 (Permalink)
Do you have a plan in place in case of an emergency at your workplace?
In the initial minutes of an emergency the first actions taken are critical. Prompt warnings to others to evacuate, shelter or lockdown can save lives. Knowing what information to relay to emergency dispatchers will help get the right responders and equipment to you.
The first priority of an emergency is life safety. The second is to stabilize the incident. Many actions can be taken to stabilize the incident and minimize potential damage. First aid, use of fire extinguishers, containment of small chemical spills all can help in preventing further damages. Having employees trained in first aid and who can perform CPR can be lifesaving. Employees who have knowledge of the building and its process systems can help if there is a leak or electrical malfunction and can help minimize damage.
A risk assessment should be done to identify potential emergency scenarios. It will help to determine what resources are needed and to help develop plans and procedures to prepare your business. Developing an emergency plan protects employees, visitors, contractors and anyone else on the premises. One part of the plan should include “protective actions for safety” which includes building evacuations, sheltering from severe weather such as tornadoes, and shelter in place from an exterior airborne hazard.
Some weather events are forecast hours ahead of their arrival, providing valuable time to protect your facility. An established plan and resources should be on hand to prepare the facility. The plan should also include a process for damage assessment, salvage, protection of undamaged property and cleanup.

Pigeon Problems at a Local Warehouse
5/3/2019 (Permalink)
This is only a glimpse of the damage done. Bad birdies!
This was an interesting job for us. We received a call from a local warehouse owner letting us know they needed a deep clean. This was not like any deep clean we normally do. The owner explained that pigeons had found a way into the warehouse and made it a home for themselves. At first it was a few, then more pigeons got wind of the new inside hangout and decided to join also. That is when employees and owner realized there was a problem and a huge mess. The birds dropped feces and urine in the areas they'd settled into, after time, those areas were covered as more pigeons had joined. This was definitely a job we could take on as we are the Pros of cleaning and restoration. After the birds were cleared out, we got the job done! Made it as if no pigeons had ever even gotten in!

High Rise Safety
9/24/2018 (Permalink)
People working in a high-rise building need to think ahead and be prepared in the event of a fire. It is important to know the fire safety features in your building and work together with neighbors to help keep the building as fire-safe as possible.
- For the best protection, select a fully sprinklered building. If your building is not sprinklered, ask management to consider installing a sprinkler system.
- Meet with your building manager to learn about the fire safety features in your building (fire alarms, sprinklers, voice communication procedures, evacuation plans and how to respond to an alarm).
- Know the locations of all available exit stairs from your floor in case the nearest one is blocked by fire or smoke.
- Make sure all exit, and stairwell doors are clearly marked, not locked or blocked by security bars and clear of clutter.
- If there is a fire, pull the fire alarm on your way out to notify the fire department and your neighbors.
- If the fire alarm sounds, feel the door before opening and close all doors behind you as you leave. If it is hot, use another way out. If it is cool, leave by the nearest way out.
- If an announcement is made throughout the building, listen carefully and follow directions.
- Use the stairs to get out. Typically, you should not use the elevator unless directed by the fire department. Some buildings are being equipped with elevators intended for use during an emergency. These types of elevators will clearly be marked that they are safe to use in the event of an emergency.
Flooded Office
9/19/2018 (Permalink)
That is not a polished floor showing the reflection of the lights , that is a flooded carpet!
Imagine walking into work and discovering this. Carpets completely soaked and flooded with at least 2 inches of water. This office was flooded due to a main pipe line being disassembled and not put back together. The pipe line was on the roof so all the water came in through the roof near the main entrance and continued to leak all night, causing the entire building to flood. Some areas flooded worse than others. Fortunately, they knew what company arrives faster to any disaster. SERVPRO of Benicia/Martinez/SE Vallejo of course! We loaded up all of our equipment, nearly clearing our shelves, sent our production crew, and began our water restoration services.
If you ever have an accident such as this, never fear, SERVPRO Benicia/Martinez/SE Vallejo is here! Give us a call, we are ready to help!

Vacations and business travel make hotels and motels our home away from home. It is just as important to be prepared and know what you would do in a hotel/motel emergency as it is in your own home.
Be Safe When Traveling!
- Choose a hotel/motel that is protected by both smoke alarms and a fire sprinkler system.
- When you check in, ask the front desk what the fire alarm sounds like.
- When you enter your room, review the escape plan posted in your room.
- Take the time to find the exits and count the number of doors between your room and the exit.
- Keep your room key by your bed and take it with you if there is a fire.
- If the alarm sounds, leave right away, closing all doors behind you. Use the stairs-never use elevators during a fire.
- If you must escape through smoke, get low and go under the smoke to your exit.
